GENERAL SUMMARY: The primary responsibility of the Senior Facilities Specialist is to maintain all Vantage West CU property, buildings and equipment in good working condition including minor remodeling, relocating offices, painting, plumbing, electrical and carpentry. Responds to the needs of each operation's location and assure preventative maintenance as required on roads, grounds, structures (fences, etc.), buildings and facilities. QUALIFICATIONS: Minimum Education & Experience Requirements: * High School diploma or equivalent * Five (5) years maintenance experience * Must be able to obtain and maintain clearance to travel on and off Davis Monthan Air Force Base * This position is eligible for a $200 monthly stipend based on language proficiency assessment. Minimum Knowledge & Skill Requirements: * Must be able to communicate clearly and effectively both verbally and in writing * Intermediate knowledge of Microsoft Office (Word, Excel, Outlook) * Must be able to drive a vehicle using both automatic and standard transmissions * Must possess a valid driver's license * Ability to interact across all levels of management inside and outside the organization * Ability to multi-task and meet strict deadlines * Must be able to use hand trucks and dollies to move supplies and equipment * Must be capable of using power tools (hedge trimmers, grass trimmers, lawn mowers) and other related grounds maintenance tools such as shovels, rakes, picks, and hoes. * Must be able to use hand tools to perform electrical, plumbing, telephone and computer cabling and heating and air conditioner maintenance including electric drills, screwdrivers, saws and sanders. * Ability to read and interpret blueprints COMPETENCIES: * Dealing with Ambiguity * Approachability * Boss Relationships * Business Acumen * Comfort Around Higher Management * Directing Others * Learning Quickly WORKING CONDITIONS/ENVIRONMENT: Must be able to work flexible hours, including some nights and weekends. Requires some travel throughout Pima, Maricopa, and Cochise counties. Must be able to climb and work from ladders and scaffolding and be capable of lifting and carrying at least, but not limited to 65 pounds. Must wear a safety belt and/or other safety equipment provided by the credit union. Credit Union Vehicle with fuel will be provided for official use including commute from home and work locations. Tools required for job functions will be proved by Credit Union. MAJOR ACCOUNTABILITIES AND TASKS: Leadership: 1. Establishes measurable standards of performance and evaluates the results of operations. 2. Ensures compliance with all laws and regulations. 3. Develops procedures for maintenance operations and recommends changes to management when necessary. Minimizes maintenance and utility expenses and approves all bills for payment. Negotiates property contracts. 4. Plans and organizes property contracts. 5. Prepares studies and reports for management. 6. Maintains adequate records of all activities. 7. Assists in overseeing the day-to-day work of Maintenance Specialist I and II. 8. Establishes and maintains a custodial program for all Branches/Facilities. Performs frequent inspections of Branches/Facilities to ensure cleaning standards are met and acts as a liaison between custodians and Branch/Facilities Supervisors. 9. Makes inspections in accordance with maintenance schedule of all facilities and fixtures. Costs out all repairs and/or replacements and submits for approval and budgeting. Responsible for verifying ADA compliance on a quarterly basis. 10. Provides assistance to Information Technology personnel as necessary to move, install cables and power requirements. 11. Reports phone problems to management. 12. May perform as back-up for Facilities Manager Maintenance: 1. Ensures all grounds are clear of litter and debris in a sufficient manner to make them tidy. 2. Ensures that hedges, trees and foliage are trimmed as required and all surrounding areas are cleared of clippings, etc. and replace plants as needed. 3. Ensures that watering of all grounds is accomplished on a timely basis, including shrubbery, hedges and trees. 4. Ensures all watering/irrigation systems are maintained in operating condition. 5. Ensures each work site is visited on a routine basis; this will include some out-of-town travel to Phoenix and Tombstone 6. Inspects properties for vandalism of roads, grounds, buildings, facilities, etc. Reports vandalism to management immediately. Assists in filing insurance claims for all damage and repairs. 7. Ensures that routine maintenance is performed as required to sustain the daily operation of all electrical and mechanical equipment (includes, but not limited to heating, air conditioning, power equipment, roads and grounds). 8. Ensures replacement of light bulbs and associated equipment as required. 9. Ensures that adequate garbage service is provided at each location. Vehicles: 1. Registers Facilities Department vehicle with Davis Monthan Air Force Base and the State of Arizona. 2. Ensures proper use of Facilities Department vehicles and their contents. 3. Ensures proper maintenance and upkeep of Facilities Department vehicles. 4. Maintains the security of vehicles and their contents when not in use. Other: 1. Takes position of backup for mail delivery, branch distribution of supplies/forms, and mail pickup whenever necessary. 2. Must meet established goals and performance standards 3. Takes position of backup Security Officer in the absence of Security Officer as defined in the Credit Union Manual Section 301.0(B). 4. Performs all other duties as assigned by supervisor and/or management. Salary range is $23.45 - $30.78/hr. Job Grade NE-11. Final salary is dependent on a candidate's experience and qualifications.
