The Building People, LLC, has a position open for an HVAC Engineer I. The HVAC Engineer I is responsible for ensuring the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property(s). Responsibilities include (but are not limited to) maintaining a clean and safe working environment, performing rounds, conducting routine assessments, and performing day-to-day preventive and corrective maintenance for assigned properties.
- Service and repair of heating, cooling and environmental control systems in commercial buildings.
- Installs, modifies and repairs refrigeration - hermetic, semi-hermetic, mechanical, screw, scroll and centrifugal units to 1100 tons; air conditioning, ventilation; reverse osmosis systems, computer rooms; process coolers; ice machines; evaporative cooling; air compressing and related control systems, including pneumatic, DDC, and building control systems equipment
- Performs installation tasks involving assembly, testing, calibrating, and adjusting of temperature control and environmental control systems such as air conditioning plants, air environmental control systems, air distribution systems and complex dual equipment cooling installations, specialized refrigerated warehouses and facilities, and evaporative mechanical ventilation, and dehumidification systems.
- General repair of systems components such as compressors, condensers, heat pump regulators, fluid and refrigerant gas lines valves, meters, gauges, thermostats, pumps, mechanical linkage, and electrical sensing, switching, and controlling devices including pneumatic controls, variable speed drives, digital controlled devices, electronic, hydraulic heating and cooling and economizer systems.
- Knowledge of refrigeration theory, blueprints, and engineering specifications.
- Fabrication, assemble and installation ductwork.
- Monitor and adjust mechanical pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers and other comfort control systems.
- Maintain and monitor condensers, heating equipment, chillers (air and/or water cooled), direct contact heat exchange units, pumps, cooling towers, fan coil units, variable air volume 01 AV), and air distribution systems.
- Preventable maintenance in accordance with Contract Workspace standards, building protocols, manufacturer recommendations and industry best practices to include but not limited to changing filters, cleaning coils, flushing condensers, punching tubes, greasing fans, pumps and motor bearings, aligning pulleys and shafts.
- Monitor secondary water chemical treatment and associated feed equipment.
- Perform routine and/or scheduled inspections, including but not limited to, engine room equipment, fan room equipment, cooling tower, motors, house pumps, electrical rooms, backup generators, fire pumps, sump pumps and ejector pumps.
- Replace lamps, light fixtures, reinstall or replace signage.
- Clean and clear obstructions and debris.
- Troubleshoot and repairs of HV AC/BAS control issues, to include but not limited to, dampers, coils, HV AC steam-related controls, air handling equipment and various types of valves.
- Prepares estimates for installation and/or repair of new mechanical, electrical and pumping systems or makes recommendations for such repairs and or services.
- Basic Controls and Building Automation Systems.
- Meet all GSA requirements for an HV AC Mechanic
- Universal EPA certified.
- NATE certified with specialty.
- Meets or exceeds the requirements of Engineer 2
Required Experience & Skills:
- HVAC Journeyman License Required
- CFC Universal
- 5+ years of related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting
- Possess and maintain a valid driver's license and good driving record with periodic checks (where applicable)
- Basic Computing Skills in Outlook, Excel & Word
Preferred Experience & Skills:
- Federal Government experience is a plus
- Maximo experience
Required Education:
- High School diploma or GED.
- Graduate of apprentice program or trade school preferred
