Brightview Senior Living is seeking a Director of Development - Post Entitlement to take our new communities from concept to reality! Responsibilities

  • Lead the post-zoning approval process, including obtaining site plan approvals, easements, and other necessary entitlements.
  • Negotiate and secure tax incentives such as PILOTs (Payments in Lieu of Taxes), TIFs (Tax Increment Financing), and Assessment Agreements to optimize project financial performance.
  • Work closely with local, state, and federal agencies to acquire final approvals and infrastructure-related permissions.
  • Coordinate with legal teams, architects, engineers, and contractors to ensure compliance with zoning, site plan, and regulatory requirements.
  • Partner with Project Director to manage project timelines, budgets, and resources to deliver projects on time and within financial parameters.
  • Facilitate negotiations with property owners, municipalities, and utility companies to secure easements.
  • Oversee community engagement efforts to address concerns and maintain strong relationships with local stakeholders.
  • Conduct ongoing financial analysis to assess project viability, ensuring alignment with investment goals and financial structures.
  • Monitor market trends and regulatory changes to anticipate risks and opportunities for the development portfolio.
  • Provide leadership to internal teams and collaborate with external partners to ensure successful project outcomes.
  • Partner with other Brightview departments on projects as assigned.

Salary Range

USD $150,000.00 - USD $175,000.00 /Yr.

Compensation Disclosure

The salary range mentioned above reflects the potential pay for this role and does not include bonuses or additional incentives (if applicable), nor does it include the value of our benefit program. Offers will consider factors like experience, qualifications, location, community size (if relevant), certifications/training, etc. Brightview regularly reviews and adjusts compensation ranges.


Qualifications

  • Bachelor's degree from a four-year college or university and a minimum of three (3) years' professional experience in real estate development. Experience in senior living development is not required, but exposure to real estate development including demonstrated experience in the post-zoning approval process of residential, multi-family or other mixed-use properties is strongly preferred.
  • Exceptional analytical skills and detail orientation; ability to apply reason, logic, and advanced problem- solving skills to resolve complex issues.
  • Ability to independently interpret data, formulate models, draw conclusions, and make recommendations based on those conclusions.
  • Demonstrated ability to present information persuasively and influence decisions.
  • Excellent verbal communication skills with the ability to interact with and present information to a wide range of business partners; ability to present effectively to large and/or sophisticated public audiences.
  • Microsoft Office including advanced Excel applications.
  • Aptitude in directing the work of others without a direct reporting relationship.
  • Ability to work with strict deadlines in a high-volume environment.
  • Ability to work effectively in a team environment.
