Salary offers are based on the candidate's equivalent experience and internal equity with other employees within the same job classification. The position is eligible for overtime compensation for all hours worked over 40 in the designated workweek.

About the Position

The Facility Automation Specialist develops, monitors, evaluates, and improves operations and maintenance programs in one or more of the following specializations: Facilities Automation Systems, HVAC, and Life Safety and Security.

As the landlord for all facilities owned by Maricopa County, the Facilities Management Department is responsible for the planning, design, construction, maintenance, and operations of more than 200 facilities comprised of over 10 million square feet. Facilities Management is made up of a collaborative team that provides and performs various functions to meet the facility-related needs of all Maricopa County Departments. Our broad range of services includes various aspects of the ongoing operations and maintenance of all County-owned facilities, management of all facility projects, and in-house design services.

We Require

  • High school diploma or GED

  • Three years of experience in Building Automation or Security Access Control

  • Must complete a Prison Rape Elimination Act (PREA) background investigation to access County detention facilities

  • Must possess or have the ability to obtain a valid Arizona driver's license by the time of hire

We Also Value

  • Verified factory training and or certification in EST3, Fireworks, Alerton BACtalk, Siemens Apogee, Hirsh Velocity, or Trane Tracer

Job Contributions

  • Perform building and equipment research, analysis, monitoring, and reporting in areas of specialized function for the department

  • Assist in developing, administering, and monitoring County facilities and/or equipment maintenance programs, retrofits, upgrades, and replacements

  • Utilize various software programs; assignments include policy or subject matter expertise in Facilities Building Automation, Life Safety, etc. Provide accurate and timely technical information to the organization, as well as effectively and efficiently maintain sources for all projects

  • Construct and maintain all graphical interfaces, sound system, and message databases using various software packages such as AUTO CAD, Paintbrush Pro, MTOOLS, and Multimedia Package

  • Interface Units, Terminal Control Units, Terminal Equipment Controllers, Unitary Controllers, Modular Building Controllers, dx9100, ACM, NCM, and ASCs

  • Make operating changes to systems as required by changing computer programming in control cabinets (Powers process control languages, using OIP and point Database modifications)

  • Repair or replace controller boards, termination boards, analog output boards (pneumatic, electric), analog input boards, power supplies, modems, communications boards

  • Schedule preventative maintenance and repairs on fire extinguishers, sprinkler systems, foam systems, fire hoses, water supply systems (pumps and associated valves and emergency switches), backflow preventers (fire systems, domestic systems, and irrigation systems), fire hydrants, fixed wet and dry chemical extinguisher systems (kitchen hoods), computer room halon systems, manual pull stations, horns, strobe lights, smoke detectors, and heat detectors

  • Oversee software maintenance of the Hirsh Velocity software to include but not limited to performance monitoring of the system, checking the Windows Event Viewer for error messages, checking SQL Server jobs for failures, checking Velocity logs for error messages, checking the SQL Server logs for error messages, general software cleanup, download transaction statistics from the database, confirm Archive Alarm and Event Logs are running correctly

Working Conditions

  • This position requires the employee to be in the office/field or customer-facing for all hours worked

  • Exerting 50 - 100 pounds occasionally, 10 - 25 pounds frequently, or up to 10 - 20 pounds constantly

  • Incumbent may be subjected to extreme temperatures, wetness/humidity, respiratory hazards, and noise and vibration

  • Incumbent may be subjected to moving mechanical parts, vibrations, fumes, odors, dust, poor ventilation, chemicals, oils, extreme temperatures, inadequate lighting, workspace restrictions, intense noises, and travel

  • The work will occur in an office and field environment. While performing the duties and responsibilities, the employee may be exposed to loud noise, noxious odors, unsanitary conditions, chemicals, electricity, moving mechanical parts, varying weather conditions, and other related conditions and situations. Position is subject to atmospheric conditions: Fumes, odors, dust, mists, gases, or poor ventilation

  • The job is performed under some temperature extremes, hot/humid conditions, confined areas, high noise levels, dim lighting, dust or smoke, potential contagious diseases, and traumatic subject matter. Exposure to various forms of hazardous energy sources relating but not limited to mechanical and electrical systems. These duties require lifting/deadlifting (floor to waist) of up to 50 pounds. Must be able to safely climb ladders, scaffolding, and step stools in the execution of duties. Requires bending, climbing, stooping, kneeling, crawling, and squatting in all indoor and outdoor environments. Must be capable of using various forms of personal protective equipment (PPE) as required to fulfill the requirements of the position. Special working environments include but are not limited to adult & juvenile detention facilities, medical facilities in both detention and public health, forensics, courts, and related justice facilities. Successful candidates must be able to pass applicable background checks to obtain clearance to access legal, jail, justice, and other secured facilities
