The Real Estate Strategy Sr. Manager will be part of the global team responsible for the Gartner real estate portfolio in supporting the business and stakeholders and driving strategic long-term decisions as the workplace and hybrid/flexible model evolve. Reports directly to the Global Head of Real Estate for Gartner. Key responsibilities include reviewing the portfolio and evaluating alternative solutions, directing third party brokers to execute on approved plan, detailed financial analysis, comparing strategic scenarios that can be presented to the business to drive outcome-based solutions as per the property and overall strategic vision.Hospitality mindset is critical for the workplace; coordination and understanding of "best in class" sites will help drive engagement and positive user experience.

What you'll do

  • Assist in the activities of and analysis with the Transaction and Global Operations team

  • Assess both short- and long-term views of portfolio to ensure alignment with overarching corporate Mission Critical Priorities (MCPs)

  • Continue evolution of key performance metrics (KPIs) and dashboards to better gauge and improve performance of portfolio by leveraging analysis and data platforms

  • Portfolio due diligence

  • Real estate market data

  • Drafting portfolio strategy and optimization plans

  • Partner with Gartner Finance and GRE Analytics team on budgeting and reporting to understand the operating and occupancy costs, budget and forecast models for the business

  • Ensure timely strategic reporting of monthly, quarterly, and ad hoc management and operational reporting

  • Ensure accurate and timely data and strategic information is provided

  • Evolve and shape role with a wide opportunity to be trained with a strong and capable team

What you'll need

  • Bachelor's Degree (BA/BS) required; graduate degree (MA/MS/MBA) and/or industry certification in finance or related fields preferred

  • 5+ years of progressive lease transaction management and financial analysis experience with proven ability to assess various sized deals globally, cognizant of cultural and regional sensitivities

  • Experience on both client and vendor side preferred

  • Experience in Corporate Real Estate and RE Finance preferred

  • Strong customer focus, responsiveness, interaction, and conflict resolution skills

  • Effective oral and written communication skills

  • Strong time-management and organizational skills to prioritize self and global team in a fast-paced environment

  • Advanced Excel and PowerPoint skills

  • Budgeting, financial analysis and business-case development skills

Gartner believes in fair and equitable pay. A reasonable estimate of the base salary range for this role is 92,000 USD - 131,000 USD. Please note that actual salaries may vary within the range, or be above or below the range, based on factors including, but not limited to, education, training, experience, professional achievement, business need, and location. In addition to base salary, employees will participate in either an annual bonus plan based on company and individual performance, or a role-based, uncapped sales incentive plan.
