BAS Electronics Technician (ETIII)

General Info:

Job Type: Full-Time

Location: Four Seasons Environmental, Inc. - CDC Campus, Atlanta, Georgia

Pay: $37.86/hr. plus an additional fringe benefit of $10.79/hr. ($8.04 H&W/$2.75 401(k) contribution)

Hours: 7:00 am to 3:30 pm (Monday to Friday - 8/hr. shifts): Must be available for emergency on-call duty and if called respond to customer emergencies in a timely manner

*Shift Differential: 4% (2nd shift) or 6% (3rd shift) differential pay only if the majority of hours worked fall within the shift differential window

Job Description:

Minimum Qualification: Electronic Technicians that monitor Building Automation Systems (BAS) are to have training by the BAS manufacturer representative and two years' experience on HVAC systems and similar BAS systems or formal BAS training from a Technical College. This "BAS Monitor" shall have proven experience in identifying BAS performance issues; making minor system adjustments for parameters such as set-points, schedules, and alarm settings; correcting minor deficiencies; and operating mechanical equipment in a manual mode.

A detailed resume shall be submitted detailing the last ten (10) years of job history must be provided.

Minimum Requirements:



  • Strong oral and written communication skills, including the ability to explain technical information to technical and non-technical people.
  • Ability to read and understand control drawings, electronic schematics, electrical diagrams and construction drawings.
  • In-depth knowledge of electronic, electrical and mechanical systems and digital and pneumatic controls.
  • Knowledge of programming DDC controllers with DOS-based line programming and digital management software, including Windows-based block programming of Lon Network Controllers with Workplace tech.
  • Knowledge of integration of Lon Network Controllers with Niagara Java application control engine (JACE) requiring use of Java desktop environment software and graphical interface software, Workplace Pro/Work bench.
  • Knowledge of BacNet, Lon and Siemens communications protocols and devices.
  • Experience with basic diagnostic equipment, including multimeters.
  • Knowledge of Computers and various operating systems and software. Basic network configuration capabilities.


Duties:

Monitor Building Automations System (BAS) databases and sequences of operation, troubleshoot and refine BAS to meet equipment manufacturer's recommendations in accordance with CDC standards and contract documents, resulting in optimized building equipment operation, energy utilization, indoor air quality and comfort. Recommend changes to the programming and graphics as necessary. Scheduling of HVAC equipment to meet comfort demands.

Self-perform or assist HVAC technicians in troubleshooting vital comfort, energy, indoor air quality, safety and scheduling concerns related to HVAC systems and controls, fire and safety devices, providing systems operations data and trend logging reports, and managing BAS access and privileges for technicians based on their job responsibilities.

Perform inspection, installation, repair and replacement of various components or systems, technical matters and other issues, requiring regular and efficient communication with dispatch, project coordinators and engineers via voice mail, cell phone and email.

Conduct quality control checks of near complete and completed projects to ensure proper system operation, via: 1) performing an on-site review of the programs installed following completion of normal start-up and check-out procedures, 2) periodical visits to the building, after the systems have been completed to ensure occupant satisfaction and to observe system operation during seasonal changes, 3) communication with Building Coordinators when problems or concerns are found and suggestions for corrective action.

Act as subject matter expert and interface with HVAC Technicians and Engineers on project controls plans design meetings and site visits.

Inspect BAS to ensure CDC standards are met. Review work in progress to assure quality of the finished product. Create work orders for needed repairs. Must log all BAS alarms.

Analyze alarm reports and insure that findings are appropriately communicated to Supervisor or HVACR personnel. Analyze, and make recommendations to optimize, energy and operational usage with a goal of minimizing customer costs.

Perform other duties as assigned.

Abilities/Skills/Knowledge Required by the Position:

Must be familiar with office and laboratory building operations and maintenance. Experienced with Phoenix valves, VAVs and PIUs. Experienced in maintenance of positive pressured clean rooms, negative pressure labs and in the operations of building automation systems.
