The Opportunity:

The Maintenance Department at Facilities and Business Operations is seeking a qualified Superintendent of Facilities Maintenance. This role oversees the supervision, training, planning, scheduling, and coordination of assigned employees to ensure timely and efficient maintenance, safety, sanitation, and proper functioning of buildings, systems, equipment, and surrounding environments. This Superintendent will have a schedule of 3:00 PM-1:30 AM and will lead teams in HVAC, Plumbing, and Electrical areas. Additionally, this position serves as a primary point of contact for customers, representing the organization and ensuring clear communication and customer satisfaction. Duties and responsibilities may be adjusted as needed to meet business demands.

Responsibilities:


  • Achieve departmental objectives by overseeing employee selection, training, scheduling, performance management, and adherence to SOPs, state and federal guidelines, and unit processes.

  • Develop and coordinate work schedules for zone teams, ensuring alignment with supervisors, vendors, inspectors, and other stakeholders. Schedule utility and equipment shutdowns as needed, analyze manpower availability, categorize work backlog, and create custom reports with Engineering. Maintain adherence to scheduled completion dates and document discrepancies.

  • Review work packages for completeness and accuracy, ensuring compliance with UCF standards, policies, and regulations. Inspect zone and contractor work for scope fulfillment, quality, and workmanship. Oversee work order closure, validating and entering accurate data into the CMMS, including costs, timelines, invoices, and corrective actions.

  • Maintain a safe and compliant work environment by enforcing standards and regulations. Provide coaching and training on job procedures, SOPs, and customer service while keeping accurate employee documentation.

  • Prioritize and assign work to address life safety and urgent tasks efficiently. Maintain accurate CMMS records, including cost estimates, labor requirements, materials, and safety procedures. Develop purchase orders and scopes of work for contractors, ensuring compliance with UCF purchasing guidelines.

  • Lead customer work review meetings, serving as a liaison between customers and service providers. Provide leadership with data to improve the ratio of planned to unplanned work.


Minimum Qualifications:

High School Diploma or Equivalent and 4+ years of relevant experience. Or an equivalent combination of education and experience pursuant to Fla. Stat. 112.219. Click here for more information

Preferred Qualifications:


  • 4+ years of experience in facilities maintenance, with 3+ years in a supervisory or leadership role, ideally overseeing maintenance shop operations.

  • Demonstrated ability to lead, manage, and motivate a team with individuals from varied backgrounds and experiences, ensuring high morale, adherence to Standard Operating Procedures (SOPs), and efficient work performance.

  • Strong background in customer service and interpersonal abilities with experience in stakeholder engagement and relationship management.

  • Excellent communication skills in English to: work effectively with customers and supervise team members; operate and demonstrate the functions of the electronic equipment and tools to staff members; comprehend and describe standard safety procedures to staff members; and utilize communication devices.

  • Comprehensive management skills, including planning, organizing, controlling, delegating, training, coaching, leading, mentoring, and motivating, while fostering a cohesive and inclusive work environment.

  • Working knowledge of trades classifications and functions including tools and materials, and task-specific sequencing for maintenance, sanitation, and repairs.

  • Experience interpreting and managing maintenance and vendor contracts, particularly in the context of union agreements and task scheduling efficiencies.

  • Ability to analyze budgets pertaining to facility service organizations or maintenance organizations while assessing appropriate skill level to task ratio to provide the most cost-effective service.

  • Experience with interpreting blueprints, specifications, and material and equipment take-offs as well as interpreting and preparing reports, inspections, and documentation pertinent to the unit.

  • Previous work in resource load balancing with short and long-term planning in a maintenance organization.

  • Proficiency with using standard office software applications including Microsoft Office, work order systems (e.g., Integrated Work Management System), and telecommunication devices.

  • Familiarity with regulatory requirements related to facilities maintenance, including health, safety, and environmental regulations.


Health Assessment Required:

UCF policy requires completion and passing of a physical exam for this position.

Special Instructions to the Applicants:

The anticipated salary range for this position is $56,030 to $74,940. The final salary will be determined based on the candidate's qualifications, experience, and internal equity considerations.

This position is eligible for 5% Shift Differential Pay of the pay range minimum.

After completing training during first shift hours (Monday-Friday, 6:00 AM-2:30 PM), the regular shift for this position will be Sunday-Wednesday, 3:00 PM-1:30 AM.

Position requires a valid Class E driver's license. The position may involve driving to various locations on and off campus to conduct University business.

May be required to participate in respiratory, medical examination, and training in use of respirators.
