Key Responsibilities:

  1. Supports Site Selection, Acquisition & Market Analysis:
    • Coordinates market research activities to identify high-potential areas for expansion based on demographic, competitive, consumer and economic data.
    • Analyze traffic patterns, neighborhood dynamics, and potential customer base to determine ideal store locations.
    • Assist Real Estate Managers and Director in the preparation of site recommendations and presentations for Senior Management.
  2. Business Negotiations:
    • Participates in business negotiations and makes recommendations for terms and conditions with property owners, developers and landlords for existing or new store locations.
    • Ensure all business transactions are in line with company objectives, including terms of rental rates, length of lease, renewal options and other factors.
  3. Relationship Management:
    • Build and maintain strong relationships with external partners, including brokers, developers, and landlords.
    • Collaborate with internal teams such as Format, Construction, Facilities, Legal, and Operations to ensure a smooth site acquisition and development process.
  4. Property Portfolio Management:
    • Monitor the company's existing real estate portfolio, tracking lease expiration dates and renewal opportunities.
    • Assist in the evaluation of properties for potential relocations, consolidations, expansions or closures based on store performance and market conditions.
    • Assist Real Estate team with supporting the Property Maintenance/Management, Technical Accounting, Accounts Payable/Receivable, VMDM teams and other portfolio duties as assigned.
  5. Project Coordination:
    • Work closely with Real Estate project leads and Construction teams to facilitate the timely opening of new stores.
    • Ensure all real estate documentation is accurate and completed on time, including required approvals, permits, and legal agreements.
    • Support Real Estate due diligence and entitlement processes, including environmental assessments, zoning compliance, and any other regulatory requirements.
  6. Financial Analysis:
    • Analyze financial aspects of potential projects, including lease rates, sales forecasts, operating metrics, capital expenditures, and return on investment.
    • Work with the Investment Planning team to conduct cost-benefit analyses for locations and provide budget recommendations.
  7. Compliance and Reporting:
    • Ensure compliance with all local, state, and federal regulations concerning property leases and zoning laws.
    • Ensure compliance with all company policies for capital approvals, lease amendments and other internal governance requirements.
    • Maintain up-to-date records and reports on current and prospective properties for management review.

Qualifications:

  • Education:
    • Bachelor's degree in Business, Real Estate, Finance, or related field
  • Experience:
    • 2-4 years in basic commercial real estate, construction, property management, market research or related field
    • Preferred experience in a retail industry environment, grocery specific a plus
  • Skills:
    • Familiarity with real estate contract, leases and preferably a background in paralegal work
    • Advanced Microsoft Excel

What are the details?

  • Hybrid Remote: This position is based out of Carlisle, Pa. and will require 3 days a week minimum in the office when not considering business related traveling.
  • Reporting: The Specialist Real Estate reports into the Director of Real Estate within the Real Estate Team.
