Job Summary Performsa full range of supervisory and administrative duties with employees and monitors performance of contractor workers. Consults and provides advisory direction on a wide-range of property rights topics and issues. Essential Functions
Supervisesstaff and contractors, and leads negotiation activities with individual landowners, companies and corporations, and federal, state and local governmentalagencies.
- Provides supervision, coaching and mentoring guidance to division personnel. Exercises disciplinary actions when necessary.
- Directs land title research, utilizing both internal and external resources, to determine ownership and other land rights.
- Review all documents related to Company land rights for accuracy and completeness.
- Negotiates both non-monetary and monetary terms and conditions for easements, deeds, access, agreements and licenses between individual landowners, Railroads, and other governmental entities to accommodate the installation and/or maintenance of their facilities on CenterPoint's fee and or easement properties.
- Analyzes and determines damages done to property and negotiates damage payments with property owners.
- Consults with service area directors, service consultants, developers, environmentalists, surveyors, engineers, attorneys, governmental agencies and landowners in order to resolve land and easement related issues.
- Represents Company as a liaison with municipalities, governmental and regulatory agencies to insure compliance with granted rights within CenterPoint Energy's fee and easement properties.
- Reviews and recommends changes to legal documents utilized in management of company's real property assets.
- Identifies marketing opportunities to sell or lease Company owned properties.
- Initiates and/or participates on cross functional business unit teams.
- Coordinates with outside staffing sources, where needed.
- Conducts training and tutorial sessions in areas of expertise.
- Advocates safety in all aspects and protects the public concerning the dangers involved with activities in the vicinity of gas and electric Company equipment or lines.
Education Description
Requiresa Bachelor's degree in Business Administration or a technical discipline related to land surveying, civil engineering, right of way or a related field, from an accredited college or university.
Experience
5years of relevant work experience required in land-related activities (such as commercial real estate, land rights acquisition and/or land related land management), with an understanding of land transactions, legal documents, metes & bounds descriptions, land titles, abstracts, surveying, and GIS.
