Regional Director of Property Management - Arizona
Lead with Purpose in Affordable Housing
Gorman & Company is seeking a seasoned, mission-driven property management professional to lead our Arizona regional operations. This leadership role oversees a diverse portfolio of affordable housing communities and a team of experienced Regional Property Managers. The Director will be responsible for ensuring operational excellence, regulatory compliance, and financial performance across the region, while fostering a strong and collaborative team culture.

What You'll Do:
- Provide strategic oversight and coaching to Regional Property Managers throughout Arizona
- Ensure operational performance, compliance, and alignment with organizational goals across a growing regional portfolio
- Lead the preparation and management of key financial reports, including annual budgets, forecasts, variance analysis, and ODL submissions
- Monitor and manage performance metrics such as occupancy, collections, bad debt, and accounts payable; identify and implement proactive solutions
- Collaborate with key internal departments-HR, Compliance, Accounting, Facilities, Asset Management, and Training-to deliver integrated, efficient results
- Build and maintain productive relationships with resident services teams, lenders, investors, housing agencies, and community partners
- Conduct regular property visits to evaluate team engagement, operational efficiency, physical conditions, and compliance adherence
- Support the resolution of operational challenges and provide hands-on leadership when needed
- Implement training initiatives and ensure the use of Standard Operating Procedures across the team
- Uphold and promote a values-driven culture across all locations
- Respond to escalated resident concerns in a professional, timely, and service-oriented manner
What You Bring:
- At least 10 years of progressive experience in property management, with a minimum of 7 years in affordable housing (LIHTC, Section 8, Public Housing)
- Experience directly supervising multiple Regional Managers or similar leadership-level staff
- Prior experience in the Arizona affordable housing market, with established relationships with local agencies and partners
- Arizona Real Estate License required.
- Proficiency in Microsoft Office; experience with RealPage OneSite preferred
- Strong financial acumen, including the ability to manage budgets and analyze performance metrics
- Proven ability to lead through influence, navigate high-pressure environments, and manage strong personalities
- Excellent organizational, communication, and interpersonal skills
- Willingness and availability to travel regularly throughout the state (including overnight travel as needed)
- Must have a valid driver's license, automobile insurance, and a clean driving record that meets company standards
- Availability to respond to urgent situations after hours
