Job Overview
The Superintendent is responsible for the planning, organizing, assigning, inspecting and supervising of assigned multiple projects in conjunction with corresponding company and customer supervisors/managers. The incumbent will provide project control and direction as well as monitor, correct and report on the status of project work. The Superintendent will act as the primary liaison with company and customer stakeholders; perform walkouts with necessary subcontract coordination; ensure quality control methods and measures are implemented; adhere to all site specific environment, health, safety, quality and security requirements; and develop scopes of work. Salary Range: $112,384.38 Work Model: Onsite
Responsibilities
Essential Duties & Job Functions:
- Plans, organizes, coordinates, directs and controls all project activities to minimize interruptions to operations and employees.
- Maintains good customer relations and keeps customer informed of project status through weekly meetings and other means as needed.
- Develop technical Statement of Work (SOW) and Response for Proposal (RFP) packages. Each SOW shall outline, at a minimum, the work to be performed, location of work, period of performance, deliverable schedule, applicable standards, acceptance criteria, safety parameters, relevant FAR clauses and any other special requirements (i.e., security clearances, travel, special knowledge, etc.). The SOW determination must align with local, state and federal laws pertaining to labor structures such as DBA and performance work statement limits.
- Continuously reviews plans, specifications, drawings and cost estimates to identify and correct any errors, omissions, code violations or potential project inadequacies, i.e. safety, design, quality, scheduling, profitability, etc. Keeps stakeholders apprised of project status.
- Collaborates with Safety and Quality teams to identify opportunities for improvement.
- Conducts project site visits, with and without stakeholders, to discuss project requirements and develop detailed project notes reflecting project performance requirements and lessons learned.
- Diligently prioritizes projects based on customer needs and changing conditions.
- Develops and/or reviews scopes of work and scheduling documents for projects in accordance with requirements and specifications. Actively works with subcontractors to schedule work.
- Inspects project workmanship and materials against contract terms to ensure compliance with specifications. Resolves discrepancies promptly.
- Tracks and monitors projects using available tools and resources to include creating and maintaining baseline schedules and performing critical path analyses to identify stop gaps and project challenges.
- Defines, calculates and reports on incremental and final project completions.
- Collaborates with estimators, buyers, subcontractors and corresponding managers to negotiate project costs and performance periods.
- Fully responsible for turnkey project and activity compliance including but not limited to security, quality, safety, environmental, workmanship, schedules, costs, customer correspondence, materials procurement, access, staging, temporary utilities, submittals, RFIs, and change orders.
- Communicates regular and timely updates to all stakeholders for all project related information.
- Generates receiving reports and collects project closeout documents such as completion reports, red line drawings, and release of claims, asset information, and warranties.
- Develops and facilitates project punch out deficiencies.
- Reviews safety plans and facilitates approvals in accordance with policies and procedures.
- Demonstrates continuous efforts to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality seamless customer service.
- Completes subcontractor performance evaluations.
- Collaborates with procurement, finance and corresponding managers to identify and correct cost and man-hour discrepancies.
- Serves as subject matter expert (SME) on all assigned projects to provide criteria and standards for specialized, difficult and unusual project requirements; review preliminary and final plans, specifications and cost estimates; and achieve design excellence and compliance.
- In accordance with contract requirements, performs energy analyses, operational studies and technical investigations to identify and select best mechanical systems for projects; performs mechanical engineering calculations to size and specify mechanical system components; and create and modify design drawings/specifications.
- Review and accept/reject contractor material submittals per compliance and specifications.
- Performs other superintendent duties as assigned in support of the contract.
Job Requirements
Mandatory:
- High School Diploma or GED equivalent.
- Five (5) years of direct experience managing construction and mechanical projects and activities to include supervising personnel and subcontractors while maintaining professional customer support.
- U.S. Citizenship.
- Ability to obtain and maintain the required intelligence community level clearance.
- Valid state driver's license with acceptable driving record.
- Ability to lift 50 pounds.
