Paid Time Off:

Eligible employees begin accruing PTO on their date of hire. PTO combines vacation and sick leave, starting at 15 days per year for full-time employees. UMC also follows Washington State Sick Leave guidelines, providing one hour of sick leave for every 40 hours worked.

Position Description

Starting Salary Range: $144,000 - $166,000; depending on experience

Location: Gresham, OR

Classification: Exempt

Position Overview:

Develop and manage mechanical construction projects through effective communication, client relations, negotiation, scheduling, tracking, document control, subcontracts, and forecasting of costs and profitability.

Key Responsibilities:

  1. Develop new business for the Company in line with the Company's strategy and long-term goals.
  2. Develop and maintain client relationships.
  3. Project planning identifying resources and budgetary needs.
  4. Develop conceptual estimates at an early stage in the project.
  5. Consult with clients on the design of their facility - facilitate the design process throughout preconstruction, resulting in a budget-based design that meets the client's needs.
  6. Accurately maintain and update the budget throughout preconstruction.
  7. Ability to estimate jobs or coordinate the estimating process with others.
  8. Communicate and turn over complete, detailed estimates to the construction team.
  9. Perform construction feasibility studies on third-party designs.
  10. Coordinate with vendors and suppliers.
  11. Prepare project budgets.
  12. Estimate, negotiate, and process change orders as well as incorporate into project financial software.
  13. Track, forecast, and report labor hours and material costs through project financial software.
  14. Buyout major equipment and subcontracts.
  15. Expedite and track deliveries of major equipment/materials.
  16. Maintain working knowledge of general conditions, work scope, and specifications of project contract/subcontract.
  17. Maintain and control documents in compliance with UMC Standards as well as contractual compliance.
  18. Supervise Project Managers, Project Engineers, and Project Coordinators including monthly and annual coaching.
  19. Host weekly project meetings with the team (primary office and field stakeholders).
  20. Collaborate with field labor supervision to plan, organize and schedule project work including preparation of subcontract/contract integrated project schedule.
  21. Review contract drawings, detail drawings, and specifications.
  22. Prepare fabrication shop work package including detail drawing review, material take off and buyout, and man-hour fabrication budget.
  23. Effective communication with UMC engineering staff to ensure complete designs that convey clear scope and scope within project established budget.
  24. Effective communication and collaboration with UMC Manufacturing (VCS and fabrication) to maintain a collaborative and supportive team approach.
  25. Attend VCS and model coordination meetings.
  26. Provide proactive, clear, and timely communication with team members.
  27. Manage deadlines and push team to ensure timeliness of deliverables.
  28. Ensure full compliance with UMC Safety Program on the jobsites.
  29. Be professional and uphold UMC Core Values.
  30. Regular attendance and promptness are considered part of each employee's essential job functions.
Position Requirements

Required Skills and Abilities:

  • Advanced computer skills including MS Word, Excel, Project, MS Outlook, Bluebeam, Smartsheet, One Drive, MS Teams, SharePoint, BIM360, Viewpoint Team, Viewpoint Vista, Teams, One Note, Autodesk Construction Cloud.

Supervisory Responsibility:

  • Supervise Project Managers, Project Engineers, and General Superintendents.

Preferred Education and Experience:

  • A minimum of ten years' experience as a mechanical project manager.
  • Construction Management or Mechanical, Civil, Electrical, Industrial, or Chemical Engineering degree desired.

Required Licensing and Other Certifications:

  • Maintain a valid Driver's License and satisfactory driving record.
