DESCRIPTION

Under supervision of the Facilities Superintendent, the Lead Systems Operator will perform full range of journey level, skilled controls work. Install, modify, maintain, repair, overhaul and perform preventative maintenance on control systems installed at all Recreation facilities including: Johnson Control Systems (Metasys); pneumatic control instrumentation including sensors. Perform diagnostic tests on digital systems for building systems and fabricate electronic parts.

Perform skilled duties in the operation, maintenance and alteration/repair of HVAC controls and mechanics, sub-systems and accessories. Respond to trouble calls. Inspect buildings, facilities, and components to ascertain required repairs. Troubleshoot, repair and/or renovate buildings systems, facilities, and utilities leading to the buildings. Provide instruction to others to carry out tasks. Communicate work-order revisions, material delays or other problems to supervisor. Coordinate services with campus customers, vendors, and third party companies and assist with questions regarding work performed. Provide expeditious, professional and courteous customer service.

As the working lead, assist with coordinating and scheduling building systems work, provide instruction and training to additional employees and oversee for quality control and timely completion. May be assigned supervisory tasks that deal more on providing input in the absence of superintendent.

QUALIFICATIONS
  • Journey-level experience in maintenance and repair procedures including preventive maintenance, breakdown repair and trouble-shooting, construction, installation and fabrication techniques typical in Building Systems and perform mathematical computations of trade.

  • Thorough knowledge of: the theory and operation of heating; materials, equipment and techniques used in the repair and maintenance of such equipment; high and low pressure boilers, heating hot water loops, chilled water loops, steam generators, pneumatics, ventilating, and applicable state and federal safety codes and regulations pertaining to mechanical and HVAC systems.

  • Progressively responsible journey-level experience installing, inspecting, servicing, repairing, replacing and calibrating HVAC and Building Automation and Controls Systems. Experience using programming, mechanical and electronic features of Building Automation Systems.

  • Strong demonstrated ability to read and interpret blueprints and system diagrams.

  • Basic knowledge of electrical systems and plumbing systems.

  • Physical ability to perform essential job functions, including ability to move through limited access spaces and cover distances on foot frequently to widely separated work sites.

  • Ability to observe and practice working habits and maintain security of buildings and systems.

  • Extensive experience working in a service-oriented environment and nurturing customer relationships through proactive service skills.

  • Excellent communication skills and positive interpersonal skills to be able to effectively interact with a diverse campus population.

  • Substantial knowledge and understanding of engineering fundamentals with respect to systems and equipment. Ability to test, troubleshoot, adjust, and align equipment machinery and components.

  • Thorough knowledge of building systems (HVAC) and pneumatic controls, i.e. dead band, electronic controls, building steam systems, domestic and industrial water systems, compressed air systems, refrigeration, air conditioning compressors and controls, water systems and other related controls and system.

  • Ability to operate personal computer to operate electronic building control systems, check status/edit work orders and communicate using email.

  • Knowledge of safety procedures and proper use of safety equipment.

  • Strong troubleshooting skills and ability to diagnose and make necessary adjustments and repairs.

  • Knowledge of tests performed for systems operations with ability to determine repair needs and effectively communicate them to supervisor.

  • Proficiency in the use of hand tools and precision measuring devices or silver brazing, welding, pipefitting, and soft soldering methods.

  • Experience working with electrical voltage, plumbing, electrical and plumbing codes, thermodynamics and automated energy/environmental management systems.

  • Demonstrated experience with JCI Building Systems

  • Experience using the Building Automation System's programming features to design, modify and implement programs.

  • Ability to set priorities and workloads with minimal supervision, and plan work effectively in field with customers and without direct supervision.

  • Demonstrated ability to lead and coordinate work activities of others; providing daily guidance and giving instruction.

SPECIAL CONDITIONS
  • The job offer is contingent upon satisfactory clearance based on Background Check results.

  • This position works 100% onsite at UC San Diego General Campus. The regular work schedule Tuesday - Saturday; 10:00 am - 6:30 pm. Must work occasional flexible, variable hours, including evenings, weekends, and holidays as operationally necessary.

  • Must be able to physically perform the essential functions of the position.

  • Must be able to perform other duties as assigned.

  • Required to hold valid driver's license, have a driving record that is in accordance with local policies/procedures, and/or enroll in the California Employer Pull Notice Program.

  • Must have CPR/First Aid certification or acquire such certification within six (6) months of employment.

  • Mandated Reporter: This position has been identified as a Mandated Reporter pursuant to the California Child Abuse and Neglect Reporting Act and requires immediate reporting of physical abuse, sexual abuse, emotional abuse, or neglect of anyone under the age of 18. It is the responsibility of the Mandated Reporter to ensure that they obtain proper training in order to fulfill their reporting responsibilities as required by the California Child Abuse and Neglect Reporting Act and University policy and to complete and submit the required reports to the UC San Diego Police Department without delay.

Pay Transparency Act

Annual Full Pay Range: $112,000 - $112,000 (will be prorated if the appointment percentage is less than 100%)

Hourly Equivalent: $53.64 - $53.64

Factors in determining the appropriate compensation for a role include experience, skills, knowledge, abilities, education, licensure and certifications, and other business and organizational needs. The Hiring Pay Scale referenced in the job posting is the budgeted salary or hourly range that the University reasonably expects to pay for this position. The Annual Full Pay Range may be broader than what the University anticipates to pay for this position, based on internal equity, budget, and collective bargaining agreements (when applicable).
