Under general direction of Sr. Superintendent, plan, organize, direct and coordinate first response to emergency and/or maintenance calls by Building Operations staff, Sr. Building Maintenance Workers, Maintenance Mechanics, Building Systems Operators, Pipefitter Steamfitter, Painter Air Conditioning and Refrigeration techs and other Facilities Management (FM) Building Operations staff as needed for all UC facilities and utilities located at the Scripps Institute of Oceanography (SIO), Mount Soledad, MarFac Nimitz Facilities, 24/7/365 days per year. Oversee the installation, modification, maintenance and overhaul adjustment and repair of all building systems and site utilities. These systems include but are not limited to: main water lines, gas lines, sewer mains, reclaimed water, chilled water loops, Sea water life support system, building HVAC systems, heat exchangers, air compressors, vacuum pumps, building electrical systems, all plumbing systems, building Automation systems, fire sprinklers and fire alarm systems, emergency power systems and outside lighting systems. May manage systems and procedures to protect departmental assets. Develops and implements regular security and maintenance schedules and inspections. Coordinate and direct Preventive & Planned Maintenance Program (P&PMP) projects performed by assigned staff. Ensure continuity of service with minimal interruptions and outages. Responsible for quality and quantity of work. Provide guidance to Building Operations team to ensure prioritization and effective planning of urgent jobs and ability to carry out scheduled work. Recommends hiring of new employees, transfers, promotions, salary actions, terminations, performance management and budget recommendations. Assist in preparation and planning of FM, Building Operation's annual budget. Manage and monitor costs/expenses to remain in compliance with annual allocations. Participates in the design, creation, and reporting of building maintenance, call center and other operational building processes. Participates in the development and monitoring of policies and procedures related to facility maintenance and customer service. Responsible for all emergency building repairs and responses. Make critical decisions to return FM Building Operations personnel to campus when emergency situations occur including interruptions to utilities and catastrophic failure to building mechanical equipment. Coordinate utility disruptions that threaten campus operations. Receives assignments in the form of objectives with goals and the process by which to meet goals. Responsible for supervising all building maintenance activities. May oversee and participate in more complex maintenance projects. Pay Transparency Act Annual Full Pay Range: $97,200 - $182,000 (will be prorated if the appointment percentage is less than 100%) Hourly Equivalent: $46.55 - $87.16 Factors in determining the appropriate compensation for a role include experience, skills, knowledge, abilities, education, licensure and certifications, and other business and organizational needs. The Hiring Pay Scale referenced in the job posting is the budgeted salary or hourly range that the University reasonably expects to pay for this position. The Annual Full Pay Range may be broader than what the University anticipates to pay for this position, based on internal equity, budget, and collective bargaining agreements (when applicable).
