Position Profile

This position works directly or indirectly with clients and senior project managers. While primarily a property-negotiations-focused position, the candidate will collaborate with peers in related areas, including relocation, negotiations and appraisals. We are looking for an individual who is flexible, self-motivated, and can function autonomously while enjoying being part of and a key contributor to the project team culture. This position typically requires some overtime hours and daily travel, with occasional overnight stays.

A Day in the Life of a Senior Land Acquisition Specialist at Hanson

A land acquisition specialist is responsible for procuring property for client projects, both in the private sector and for public agencies.General duties include, but are not limited to:

  • Negotiate purchases of land.
  • Meet with the property owner to explain the impact of the land acquisition.
  • Ensure compliance with applicable state/federal/local laws, rules, and regulations.
  • Provide relocation advisory assistance to sellers.
  • Perform other duties as assigned.

What We're Looking For

We feel the following qualifications will set you up for success in this role:

Technical Skills:

  • Demonstrated attention to detail.
  • Demonstrated practice of thorough documentation and note-taking.
  • Demonstrated computer skills, including Microsoft Office, Excel and basic GIS.

Soft Skills:

  • An ability to communicate complex technical concepts to agencies, clients, and/or public stakeholders.
  • An ability to build effective relationships with internal and external client bases.
  • An ability to work independently and as a team member to solve problems and learn new technical skills.
  • Demonstrated interest in experiencing a variety of assignments.
  • Must be willing to accept out-of-town assignments and to work reasonable overtime to meet project requirements.

Education/Experience:

Minimum:

  • Possess a high school diploma.
  • Possesses 15 years of position-related experience.
  • A demonstrated understanding of the Uniform Relocation Assistance and Real Property Acquisition Policies Acts.
  • Possess at least 5 years of Illinois Department of Transportation land acquisition experience.
  • Current inclusion on approved agent list for negotiator and/or relocation specialist.
  • Possess a working knowledge of real estate nomenclature.
  • An ability to interpret right-of-way plans and land title reports.

Preferred:

  • Possess a bachelor's degree.
  • Possess private utility land-related negotiation experience.
  • An active real estate managing broker license in Indiana, Missouri or Illinois with continuing education credits in real estate, management, and/or legal compliance.
  • An understanding of civil engineering practices.

The salary range for this position is $110,000 - $125,000. The salary offered will depend on relevant experience, preferred skills, and certifications. This position is eligible for an annual discretionary bonus.
