Operating Engineer - Critical Facilities - JLL What this job involves: As an Operating Engineer - Critical Facilities at JLL, you will provide maintenance, monitoring, and repair services in a critical facilities environment where system reliability and uptime are essential for client operations. This role requires you to maintain, monitor, and perform preventive maintenance for continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, primary switchgear), emergency backup systems, and hot water systems. You'll work under supervisor direction while analyzing operation of various systems, determining causes of problems and malfunctions, and taking corrective action as required in mission-critical environments that reflect JLL's commitment to operational excellence and critical facility management. What your day-to-day will look like: Critical Systems Operations and Monitoring: * Monitor operation, adjust, and maintain refrigeration, chilled water, and air conditioning equipment including boilers, ventilating, and hot water heaters * Oversee pumps, valves, piping, filters, and other mechanical and electrical equipment while recording readings and making adjustments * Ensure proper operation of equipment through systematic monitoring and proactive maintenance activities * Operate and maintain critical equipment including UPS systems, generators, chillers, and critical air conditioning units * Analyze operation of various systems to determine cause of problems and malfunctions while taking corrective action as required Installation and Repair Operations: * Install and repair plumbing, piping, and tubing systems throughout critical facility environments * Wire single and three-phase motors (single and two speed) while running conduit and pulling wiring to machinery and motors * Install and rebuild pumps, motors, air compressors, and heat exchangers for optimal performance * Replace bearings in all types of motors and seals on pumps for comprehensive equipment maintenance * Install and repair piping, valves, filters, hot water systems, and associated controls Electrical Systems Management: * Install, repair, and maintain electrical controls, switching, and motor controls for critical facility operations * Work with UPS systems, PDUs, generators, and primary switchgear equipment requiring specialized knowledge * Assist other mechanics and operators with major repairs and maintenance of building and equipment * Ensure electrical systems maintain critical facility uptime requirements and performance standards Safety and Compliance Management: * Comply with departmental policy for safe storage, usage, and disposal of hazardous materials * Maintain clean and safe workplace while ensuring strict adherence to safety protocols * Complete Critical Environment Operations and HSSE training with notifications to all contractors * Inform contractors about building's critical functions and work they are to perform including incident contact response procedures * Understand and comply with emergency escalation procedures for critical facility operations Documentation and Process Management: * Keep records of building rounds and readings, all engineering logs, and engineering data sheets * Ensure Critical Facility Work Authorization (CWA) or Change Management is well-understood process among building staff * Ensure strict adherence to MOP/SOP/EOP Work Processes and procedures for critical facility operations * Maintain strict adherence to Critical Awareness Process, Technical Bulletins, and established engineering guidelines Contractor and Vendor Oversight: * Oversee activities of contractors working within building as representatives of building or tenants * Coordinate with contractors performing work on building's critical infrastructure * Ensure all contractors understand and comply with critical facility requirements and safety procedures * Monitor contractor performance to ensure minimal impact on critical operations Required Qualifications: Education and Certifications: * High School diploma or GED equivalent * Operating Engineers license (SMA) or equivalent * Certification as Universal Technician for CFCs Essential Experience: * Must have hands-on experience in data center/critical facility including UPS Systems, emergency generators, and switchgear equipment * Proven record of excellent internal and external customer service * Demonstrated experience with critical facility operations and maintenance requirements Technical Skills: * Working knowledge of computer applications including Microsoft Outlook, Word, Excel * Experience completing work through utilizing CMMS system for comprehensive documentation * Understanding of electrical systems, mechanical systems, and building automation controls Communication and Analytical Skills: * Demonstrated verbal and written communication skills with strong organizational and analytical skills * Ability to comprehend, analyze, and interpret technical documents and procedures * Ability to solve problems involving several options in complex situations * Capability to work effectively with multiple stakeholders in critical environment Preferred Qualifications: * Additional certifications in critical facility operations or data center management * Experience with building automation systems and energy management * Background in mission-critical environments requiring 24/7 operations * Knowledge of NFPA, NEC, and other relevant codes and standards Physical Requirements: * Ability to work in critical facility environment with exposure to electrical and mechanical systems * Capability to respond to emergency situations and work during off-hours when required * Manual dexterity for precision work with complex electrical and mechanical equipment Location: Buffalo, NY - Estimated compensation for this position: 65,900.00 - 95,500.00 USD per yearThis range is an estimate and actual compensation may differ.
