Schedule: Monday - Friday | 8 AM - 4:30 PM

Job Description:

Organizational & Leadership Responsibilities



  • Report to the Lead Maintenance Technician or Facility/Site Manager.
  • Supervise maintenance staff when assigned.
  • Lead or support assigned tradespeople on specific projects or work orders.
  • Collaborate with team members to promote operational efficiency, customer satisfaction, and company growth.
  • Perform additional duties as assigned by the Lead Maintenance Technician.


Technical & Maintenance Responsibilities



  • Start up, operate, monitor, and secure building equipment as directed.
  • Perform preventive and corrective maintenance on:

    • HVAC systems
    • Electrical systems
    • Plumbing systems
    • Steam systems
    • Doors, locks, door closers, and related hardware
    • Furniture and general building components


  • Respond to and resolve service and trouble calls in a timely manner.
  • Work alongside licensed tradespeople, watch engineers, or engineers-in-charge as required.
  • Complete preventive maintenance tasks in full and maintain accurate records in accordance with building maintenance systems.
  • Train or orient assigned personnel on building systems and procedures.
  • Diagnose equipment issues and perform repairs or recommend corrective actions to supervisors.
  • Maintain accurate time sheets, work logs, and parts usage records.
  • Conduct routine building rounds to inspect HVAC and mechanical equipment, documenting findings in log sheets.
  • Maintain clean and organized workstations.
  • Support energy conservation and efficiency initiatives.


Planning & Estimating



  • Monitor maintenance equipment and material needs within assigned areas.
  • Assist with maintenance cost estimates when requested.
  • Ensure efficient operation and reliability of all assigned equipment.
  • Uphold high workmanship standards as a company representative.


Safety Responsibilities



  • Maintain safe working conditions in all assigned areas.
  • Identify and report safety hazards or violations to supervisors promptly.
  • Follow all company safety policies and procedures.



Qualifications & Experience



  • Minimum 5 years of experience in commercial office building operations and maintenance.
  • High school diploma or equivalent; technical school certification preferred.
  • Valid state-issued trade licenses, as required.
  • Strong working knowledge of:

    • Commercial HVAC systems
    • Electrical systems
    • Plumbing systems


  • Proven ability to troubleshoot, diagnose, and repair electro-mechanical systems and equipment.
  • Ability to perform general maintenance tasks, including light carpentry, painting, minor electrical work, and locksmithing.
  • Ability to read and interpret blueprints, schematics, and technical diagrams.
  • Experience handling chemical treatment for non-potable water and steam systems.
  • Knowledge of current building operations issues, including IAQ, CFC regulations, and energy efficiency.
  • Strong interpersonal, communication, and customer service skills.
  • Valid state-issued driver's license.
