Senior Project Manager Summary/Objective The Senior Project Manager (SPM) is responsible for managing all administrative and technical requirements of assigned projects. Supervises assigned Project Managers' andother project team member activities related to project execution, change orders, submittals, procurement, project financials, and schedules to ensure projects are completed in a quality, profitable, safe, and timely manner. Maintains focus on meeting and exceeding customer needs and expectations. Builds trust with customers by delivering on promises and creates new business opportunities with potential customers. The SPM works closely with all levels of management and project team members to establish project needs, deadlines and budgets. Will delegate tasks and be responsible for motivating the team and resolving conflicts between team members to ensure a productive work environment. The SPM will communicate with leadership and project stakeholders to manage risk and monitor progress against the schedule. Over the course of a project, the SPM needs to communicate with staff and clients, make decisions and monitor the progress of the project to keep it on schedule.The SPM will also participate in executive leadership meetings to identify areas of concern, ensure projects are meeting contractual commitments and maintain leadership alignment in guiding the operations team. The SPM will assist the Project Executive and Vice President of Construction with creating and updating SOPs, training, change initiatives, and other enterprise goals as assigned. Primary Job Responsibilities Reasonable accommodation may be made to enable individuals with disabilities to perform the essential functions. * Takes ownership of assigned projects and leads all activities related to project execution, client and stakeholder relations, change orders, procurement, schedule, owner billing, subcontractor/vendor billing, and financial reporting. * Have thorough knowledge of the company's contracts, subcontracts (long and short), professional service agreements, purchase orders and understanding of all parties involved. * Creating long- and short-term plans, including setting targets for milestones and adhering to deadlines. * Establishing expectations and delegating tasks on the project(s) to employees best positioned to complete them. Obtaining commitments from others on delegated tasks as to when follow-up status reports are to be provided and the tasks completed. * Following through and communication on deliverables to ensure the completion of them is in alignment with project and leadership expectations. * Making effective decisions when presented with multiple options for how to progress with the project. * Serving as a point of contact for teams when multiple team members are assigned to the same project to ensure team actions remain aligned. * Establish expectations and follow up with project team members to ensure quality control on the project throughout development to maintain the expected standards. * Developing, monitoring, updating, and maintaining the project schedule including submitting monthly schedule update reports and schedule narratives at the end of each month. * Secure required permits and verify insurance coverage for subcontractors. * Facilitate project meetings to successfully coordinate work activities. Ensure meeting minutes are provided within 48 hours of the meeting. * Lead, train, and develop project team members. * Prepare and submit monthly job status reports that outline project priorities and issues. * Prepare, submit, and obtain approval of owner billing prior to the last day of the current billing month. * Review subcontractor, supplier, and consultant pay requisitions, with appropriate team members and ensure it is coordinated with the corresponding owner billing and submitted to accounting in a timely manner each month. * Lead close-out of project, including turnover of manuals and warranties and preparation of final payment documents for subcontractors. * Develop and maintain positive working relationships with counterparts, owners, subcontractors, vendors, engineering, design firms, and other project stakeholders. * Drive a culture of safety when visiting the project site. * Support the company's acquisition of new work by participating in marketing initiatives, proposal meetings, and presentations. * Provide leadership to foster an environment of inclusion and collaboration. Other Responsibilities * Project Organization - assist in developing preconstruction packages, conduct project meetings, set project milestones and establish project specific schedules. * Subcontractor Relations - establish and maintain subcontractor relations, approve pay applications, manage closeout processes, ensure fair treatment, etc. * Contract/Scope Review - Review contract documents, scope, drawings, specifications * Project Documentation - lead the organization and archive of contract documents and project specific documents including certified payrolls, daily reports, correspondence, transmittals, submittals, submittal logs, issues list, RFI's, RFI logs, material orders, material tracking logs, and invoices (accounts receivable and payable). * Cost Management - adhere to company financial procedures. Review and manage cost to date and projecting costs to complete for accurate forecast. Maintain financial goals. * Safety - Enforce NDC Safety Plans, establish and maintain clear communication with all related parties on specific projects safety requirements. * Field and Office Communications - always maintain open communication including site visits and utilizing effective means of communication with all project stakeholders including organizing and saving documents per company policy. * Identify changes or updates to subcontract terms and conditions, exhibits, formats, methods of subcontracts (e.g. Short Form, Abbreviated, Purchase Order, etc.) and bring them to executive leadership for consideration. * Training - participate in the development and implementation of company training program. For assigned projects, responsible for training/mentor project team members. * Company initiative - participate in and assist executive leadership with identifying, developing, roll-out, and implementation of company initiatives (e.g. resource planning, project management applications, scheduling, performance metrics, dashboards, etc.) * Recruitment - participate in job fairs and other recruitment initiatives. * Foster and drive company culture to continue to grow the business. * Directly manage 2-4 projects at one time as well as assist operations leadership team with leading and mentoring other operations' team members. Supervisory Responsibility Supervises Project Managers, Assistant Project Managers, Sr. Project Engineers, Project Engineers, Superintendents, and Quality Control. Work Environment * Indoor Environment: Most of the work will be in a professional office environment, sitting and standing, working with a computer, iPad, phone, printers, etc. * Outdoor Environment: Occasionally work will be conducted outdoors, exposed to the elements. This includes working in hot, cold, rainy, or windy conditions. Appropriate clothing should be worn and safety gear will be provided to help mitigate environmental risks. Expected Hours of Work Construction projects often follow strict timelines. As a result, you may be required to work extended hours, including evenings and weekends, to meet project deadlines. After hours work is common during peak construction phases. Travel Varies by Project Locations: Depending on the project, workers may be required to travel to different job sites, which could be in urban, rural, or industrial areas. Some projects may involve overnight stays or travel to remote locations. Required Education and Experience * Bachelor's degree in Construction Management, Engineering, Business, or a related field. * Minimum 10 years of experience in construction project management, with at least 3 years in government contracting. * PMP, CCM, or similar certification preferred. * Demonstrative knowledge and experience with project management software as well as supervisory experience of projects with multiple team members, subcontractors, vendors, design consultants, and other consultants required. * Proficiency with using a personal computer, tablet, phone, and communications technology such as email, internet, Microsoft Office software, etc. Additional Eligibility Qualifications Must be able to get a background check and drug test.
