How You'll Contribute to the Team:

The Assistant Director of Facilities is responsible for the daily execution and operational management of all maintenance and facilities activities across the assigned portfolio. This role directly oversees field operations, including maintenance technicians, supervisors, and warehouse and inventory teams, ensuring work is completed safely, efficiently, on time, and to established standards. The Assistant Director acts as the primary day-to-day operational leader, supporting the Director of Facilities by translating strategy, policies, and programs into consistent field execution.

Primary Responsibilities Include:



  • Direct daily maintenance and facilities operations, including preventive, predictive, planned, make-ready, and emergency maintenance activities.
  • Ensure work orders are completed accurately, efficiently, and within established service-level expectations.
  • Maintain operational awareness of assigned communities through regular site visits and hands-on field engagement.
  • Support the Director of Facilities in executing community management plans and operational priorities.
  • Provide direct oversight, coaching, training, and performance management for maintenance managers, supervisors, technicians, and warehouse staff.
  • Reinforce accountability by communicating clear expectations and providing timely feedback.
  • Promote a resident-first, service-oriented culture within field teams.
  • Execute and monitor maintenance programs to ensure consistency and quality across the portfolio.
  • Support emergency response coordination, including after-hours and on-call situations.
  • Monitor rent-ready inventory and partner with site teams to meet turnaround time and quality standards.
  • Identify trends, recurring issues, and operational gaps; escalate and recommend corrective actions as needed.
  • Ensure compliance with company policies, standard operating procedures, and safety requirements.
  • Enforce adherence to OSHA, EPA, local, and state regulations related to maintenance and facilities operations.
  • Oversee daily warehouse and inventory operations, including materials availability, organization, and tracking.
  • Support vendor coordination and ensure vendors meet quality, safety, and performance expectations.
  • Assist in preparing operational reports, tracking KPIs, and ensuring data accuracy.
  • Support budget execution related to maintenance operations, labor, and materials.
  • Communicate operational updates, risks, and priorities to the Director of Facilities and other stakeholders.
  • Other duties as assigned.


Role Specific Requirements Include:



  • High school diploma or equivalent required; associate or bachelor's degree preferred.
  • 5+ years of progressive related experience, including 5+ years in a leadership role. Inventory management and purchasing experience required.
  • Experience with multi-site or portfolio-based operations preferred
  • Working knowledge of building systems, including mechanical, electrical, plumbing, and general construction.
  • Strong understanding of maintenance workflows, work order systems, and preventive maintenance programs.
  • Ability to lead teams in a fast-paced, service-driven environment.
  • Solid communication, organization, and problem-solving skills.
  • Proficiency with basic computer applications; property management software experience a plus.
  • Valid driver's license and ability to travel within the assigned portfolio.
  • Availability to respond to emergencies and participate in on-call rotations as required.
  • Ability to work in field, maintenance, and warehouse environments.

The salary range for this position is estimated to be $15 to $20 per hour, depending on experience, skills, qualifications, and work location.
