Volunteers of America-Greater New York (VOA-Greater New York) is an anti-poverty organization working to end homelessness in the New York area by 2050. We operate over 60 programs across New York City, Northern New Jersey and Westchester County including emergency, transitional and permanent housing. Our services extend to families experiencing homelessness, survivors of domestic violence, people living with HIV/AIDS, veterans, youth aging out of foster care, adults with behavioral health or substance use needs, and others in need, including a special education preschool program.

Position: Resident Accounts Manager (Hybrid)



VOA-GNY is seeking an experienced Resident Accounts Manager to join our Real Estate Department. Reporting to the Assistant Vice President of Asset Management, the Manager will oversee all resident financial accounts for affordable and supportive housing projects, from ensuring accurate rent calculation and timely rent collection to compliance with program requirements.



This role serves as the primary Yardi Affordable expert and works closely with the Finance Department to ensure proper subsidy billing, timely rent collection, and receivables management. The ideal candidate will have a strong understanding of affordable housing programs, excellent attention to detail, and a collaborative approach to working across departments. This role oversees a team of Senior Bookkeepers and a Yardi Specialist.



Within VOA-GNY, the Real Estate Department (RED) is responsible for leading all development, property management, and asset management functions for the organization. VOA-GNY serves thousands across 67 sites, including 1,884 shelter beds, 2,326 permanent housing units, and 330 scattered-site apartments. With more than 1,700 units of affordable and supportive housing in the pipeline, RED is seeking to rapidly grow the organization's housing portfolio to serve more households in need, with a focus on ensuring new developments are beautiful, innovative, and high quality. VOA-GNY recently received an unprecedented $20 million donation to support acquisition, predevelopment, and capital costs for new ground-up development in furtherance of this goal.



Location: New York, NY 10020



Minimum Qualifications:



  • Bachelor's degree with at least 3+ years of experience in affordable and supportive housing resident accounts or property management accounting
  • Strong working knowledge of Yardi Affordable (required)
  • Experience with rent calculation, subsidy management, and resident receivables in regulated housing
  • Knowledge of HUD, LIHTC, Section 8, or similar affordable housing programs
  • High attention to detail and strong analytical skills
  • Familiarity with compliance processes such as income certifications and recertifications
  • Ability to collaborate effectively with finance, compliance, and onsite operations teams



Manager of Resident Accounts Manager Principal Responsibilities:



  1. Resident Accounts & Rent Collections: Oversee rent collection, tenant ledgers, Yardi reports, legal cases at the VOA-owned buildings, and bookkeeping staff. Ensure rents are calculated and posted accurately based on lease, subsidies, and program guidelines. Support compliance with rent collection procedures in accordance with regulatory and fair housing standards.
  2. Yardi Affordable Administration & Technical Support: Serve as the primary technician for affordable housing modules. Ensure accurate setup and maintenance of resident accounts, rent rules, and subsidy configurations in Yardi. Collaborate with Yardi support to resolve complex system or data issues.
  3. Collaboration with Finance & Compliance Department: Work closely with the Finance Department to reconcile resident accounts, subsidy receivables, and general ledger activity. Support month-end close by validating rent revenue, resident receivables, and subsidy income. Provide reporting and analysis related to rent collections, subsidies, delinquency trends, and financial performance.
  4. Compliance & Process Improvement: Identify opportunities to improve rent collection processes, reporting accuracy, and system efficiency. Develop, document, and maintain standard operating procedures for resident accounts and Yardi Affordable usage.
  5. Oversight & Management of Legal Cases: In collaboration with program staff and outside counsel, oversee and manage all non-payment of rent and holdover cases from initiation through resolution, ensuring accuracy, timeliness, and compliance with legal requirements. Ensure proper preparation and review of notices, filings, and supporting documentation related to non-payment and holdover actions.
  6. Perform other related duties as requested.
