Maintenance Supervisor: The Housing Opportunities Commission of Montgomery County (HOC) was established in 1974 to better respond to the County's need for affordable housing. HOC is authorized to acquire, own, lease, and operate housing; to provide for the construction or renovation of housing; obtain financial assistance from any public or private source to assist its housing activities; and arrange for social services, resident services, and daycare. Description: The Maintenance Supervisor is responsible for full operational oversight, coordination, quality control, and accountability of all maintenance operations for assigned properties, ensuring service delivery, compliance, and asset preservation. Job Duties: Operational Leadership & Work Order Management * Monitor work order backlog and completion rates. * Assign daily priorities and allocate labor resources. * Audit completed work orders for quality and timeliness. * Respond to emergency maintenance situations. Staff Supervision & Performance Management * Supervise, mentor, and evaluate staff. * Ensure accountability for productivity and quality. * Conduct performance evaluations and corrective actions. Preventive Maintenance & Compliance * Implement preventive maintenance programs. * Ensure inspection readiness and compliance tracking. Budget & Financial Management * Manage maintenance budgets and monitor variances. * Provide financial reporting and cost control strategies. Vendor Oversight * Manage contractors and review scopes of work. * Approve invoices based on quality performance. Technical Maintenance Support * Perform HVAC, plumbing, electrical, and general repairs as needed. Minimum Qualifications: Experience:

* Salary Range: Grade 23- Min: $68,467 - Mid: $90,847 Max: $113,227 | Salary determined by departmental budget- Offer commensurate with experience.
