Maintenance Planner - JLL

What this job involves:

As a Maintenance Planner at JLL, you will serve as a key member of the Reliability Maintenance and Engineering (RME) team, working closely with the Enterprise Asset Management (EAM) network and Reliability Manager to maximize material handling equipment uptime and operational efficiency. This strategic role is responsible for developing comprehensive maintenance plans and schedules based on preventive maintenance activities, predictive maintenance data, and performance KPIs to support a proactive, reliability-centered maintenance (RCM) program. You'll screen work orders, audit equipment, estimate labor and materials, and coordinate scheduled maintenance activities during available downtime windows to prevent unplanned disruptions. Collaborating with Maintenance Technicians, Control Systems Technicians, and Operations teams, you'll drive innovation, take ownership of the maintenance program, and demonstrate bias for action in optimizing asset performance. This role combines technical planning expertise with data analysis and systems management to ensure world-class maintenance operations.

What your day-to-day will look like:

  • Develop and maintain facility-specific PM plans, schedules, routes, and work packages in the EAM system while managing work order creation, planning, updates, and closure to support proactive maintenance execution.
  • Measure, analyze, and publish facility performance metrics to management; interpret data, troubleshoot processes, and make data-driven recommendations to improve equipment uptime and maintenance efficiency.
  • Audit equipment regularly to document work requirements and quality; estimate labor hours, materials, tools, and equipment for assigned work orders while maintaining accurate equipment metadata including manufacturer, model, serial number, and system structure in EAM.
  • Drive materials management processes by creating requisitions, purchase orders, and PO receipts in EAM and Oracle; develop and maintain spare parts metadata, critical spares lists, and 5S standards in the facility store.
  • Support management in scheduling and assigning work, reviewing work order data accuracy (equipment assignments, booked hours, parts usage, work order types, closing codes, and comments), and conducting regularly scheduled cycle counts.
  • Provide EAM software training to end users and new administrators; serve as Tier 1 EAM support and liaison for problem-solving, escalation, and coaching staff on best practices and system functions.
  • Collaborate with Maintenance Management, Technicians, and Operations teams to plan and coordinate proactive maintenance activities during downtime windows; travel up to 15% to support network facilities as needed.

Required Qualifications:

  • High school diploma or equivalent.
  • Minimum 2 years of experience planning, scheduling, and auditing facilities and maintenance activities in an industrial or distribution environment.
  • Minimum 1 year of experience working with computers and Microsoft Office Suite including Outlook, Word, and Excel for data entry, analysis, and reporting.
  • Ability to work flexible schedules and shifts including weekends, nights, and holidays to support 24/7 operations.
  • Willingness and ability to travel up to 15% to support network facilities.

Preferred Qualifications:

  • Associate degree (or professional training) in Business Administration, Information Systems, Engineering, or related technical field.
  • 3+ years of experience working with enterprise software systems, particularly Enterprise Asset Management (EAM) platforms, with understanding of standard work processes and best practices.
  • Project management experience with demonstrated ability to coordinate cross-functional maintenance initiatives and improvement projects.
  • 2+ years of data analysis experience in facilities maintenance programs, specifically in asset management, spare parts optimization, and predictive maintenance analytics.
  • Experience coaching and training end users on EAM functions, serving as system administrator, and providing technical support for maintenance management systems.

Physical Demands:

This position operates in an industrial maintenance environment requiring physical activity and dexterity. Responsibilities include repetitive bending, crouching, kneeling, reaching, twisting, sitting, standing, and walking during facility audits and equipment inspections. The role requires lifting parts and tools weighing on average 20 pounds, occasionally up to 49 pounds. Work involves eye/hand coordination, manual dexterity (picking, pinching, holding, grasping), foot pedal operation, and wrist motion (repetitive flexion/rotation). Working conditions may include small spaces, dust, fumes/odors, hot/cold temperatures, inside/outside noise, vibration, standing on concrete for extended periods, and wet or uneven surfaces.

Work Shift: Day shift with flexibility for evenings/weekends as needed; travel up to 15%
