A Day in the Life
As a Highwoods Maintenance Technician, you will be part of a team that strives to provide best-in-class service to customers in 900k square feet of full-service commercial office buildings in the Tampa Market. We're seeking someone passionate about providing exceptional service, and fostering a sense of community for our diverse customer base within the portfolio.

The Maintenance Technician will independently perform a wide variety of general maintenance repairs relating to an assigned portfolio of commercial properties and complete appropriate documentation in a timely manner. Responsibilities also include an emphasis on the operations, maintenance, repairs, and updates of the Building HVAC system. Leverage customer relations opportunities to promote open communication and trust between Highwoods and our customers; represent Highwoods in a professional manner to our customers, vendors, and visitors; participate in and follow the guidelines of the safety program.

Key Responsibilities:



  • Monitor the building HVAC system to ensure that the systems are optimally starting to reach tenant comfort levels by programmed start time, including monitoring water chemical treatment programs for cooling towers and logging readings.
  • Make schedule and program changes to the various functional systems to provide the most effective and efficient building environment.
  • Identify ways to make enhancements to existing systems. Maintain routine contact with system manufacturing representatives regarding any firmware upgrades or equipment modifications.
  • Monitor and maintain budgets with constant communication with the Senior Property Manager.
  • Responsible for ordering and maintaining proper stock for repairs while following budget guidelines.
  • Be responsible for all record-keeping and equipment logs on a routine basis.
  • Assist in the coordination of all life safety systems inspections, services, and/or repairs.
  • Build strong customer relationships by proactively addressing customer concerns and inquiries, demonstrating a positive attitude and dedication to providing exceptional service.
  • Organize, maintain, and ensure that all maintenance shop, storage, mechanical, and electrical areas are well maintained, tools/equipment are in place and well organized, and the general condition of the areas mentioned is neat and clean. Tool inventory must be maintained, and all tools must be accounted for on a routine basis.
  • Become proficient with the ServiceLink online service request system, including hand-held applications.
  • Assist with inclement/severe weather preparedness and response.
  • Handle other duties as may be assigned from time to time by the Maintenance Manager.


Requirements:



  • Documented training/certification/license in one or more of the following fields:

    • EPA Certified
    • HVAC
    • Electrical
    • Plumbing
    • Mechanical
    • Customer Service Skills
    • Basic computer skills, excel, word, outlook




  • Be available for emergency calls at night, weekends and holidays on an alternating schedule (on-Call)
  • Fundamental knowledge of state and local building codes
  • Maintain a current Florida Driver's License
  • Strong problem-solving skills
  • Excellent verbal and written communication skills


Education/Experience:



  • High School diploma or equivalent required
  • A combination of no less than (5) years of experience/education in commercial office building systems maintenance specifically including the following areas: Mechanical/HVAC, Electrical, and Plumbing. Any education/training experience must be from a reputable Technical Institution or College. Strong communication, organizational, and mentoring skills are highly desirable.


Work Environment:

While performing the duties of this job, the employee may be exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme outdoor conditions (cold / hot weather, wind, precipitation). The noise level in the work environment and job sites can be loud. Must be comfortable working on the roofs of office buildings and climbing ladders.

While performing the duties of this job, the employee is regularly required to talk and hear; this position is active and requires the employee to stand, walk, balance, bend, kneel, stoop, crouch, crawl, and climb. The employee must use hands to handle or feel; grasp and reach with hands and arms - must be able to work frequently with arms extended above head. The employee must occasionally lift, push or pull up to 50-pound items. Specific visual acuity required by this job include close, distance, color, and peripheral vision; and depth perception. Ability to read, understand, and to communicate information and ideas clearly in writing and orally required.
